If you are considering new construction, it is beneficial to you to have a REALTOR® represent you. What most people do not understand is that the site sales agent represents the builder, not you. Their job is to sell what the builder builds.
Do you save money by not having representation? No, most buyers do not know that the builder has already budgeted into the sales price the cost of paying a Buyer’s Agent, and it could even cost you more by not having representation. So, what happens when the buyer does not have a Buyer’s Agent? The builder or site agent has just made more money and you are without representation.
Upon walking into a new construction sales office, the sales person (who may or may not be a REALTOR®) will ask you to “sign-in.” Once you do that, you have given up your right to have a REALTOR® represent you. It is best to have your Buyer's Agent accompany you the first time you visit a new construction site.
